Before and After Whole House Makeover

It’s finally done! As some of you know, I have been renovating one of my rental properties for several months to get it ready for sale – giving it a complete makeover. Ninety percent of it took four months with the help of a few different contractors. Unfortunately, due to the untimely death of my mother and some other unfortunate events, it took an extra two months to get completed. Read on to see the before and after.

Before and After Front Exterior...

The exterior was transformed from tan painted wood siding to dark grey vinyl vertical siding. Roof shingles were replaced and upgraded with twenty-five- year charcoal shingles. New fascia, soffit and eaves-troughs were added and all the windows were changed out on the main floor. (Windows in the mudroom were less than five years old. The front door was changed a few years ago too.) The old concrete front stoop was replaced with a new deck with metal spindles. It was also made a little bigger so there would be room to sit out and enjoy the outdoors under the shade.

Before and After Back Exterior and Backyard...

The backyard was a junk collector’s dream! New siding and the old door that was in the mudroom, was put on the shed. On the deck – the unique “skid” gate was removed, the banister and handrail were replaced, a lattice skirt added and then pressure washed. There is a lane way in the back (over grown now) that could be cleared and used to bring in a boat. There is also potential with the large yard to build a garage. Roasted marshmallows for anyone?

Let's go inside...

In the mudroom a new door, bead board paneling and vinyl plank flooring were installed. Fresh white and dark grey paint brighten the space. The windows and outer door were replaced a few years ago.

Before and After Kitchen...

The kitchen has been completely updated! Drop ceiling tiles and old ceiling tiles were replaced with smooth white drywall ceilings. Unnecessary bulkheads were removed. Gone is the weird angled sink cabinet layout in the island and the new squared off configuration allows more space for the table and chairs. The original ceiling light fixture I refreshed black paint to go with the other new fixtures.

White shaker style cabinets, herringbone marble mosaic back splash and all new stainless steel appliances, including counter-depth fridge were added. Subtle marble look tiles were added to the “island” and extended to make another spot for eating or entertaining.

Before and After Living room...

The living room ceiling tiles were also replaced with drywall and the ceiling fan replaced. (The old one had got broken and I couldn’t find the right size replacement “shade”.) In my original design plan I visualized a sectional chaise sofa and ottoman from Wayfair.ca.

Luxury vinyl plank flooring is throughout the main floor – perfect for pets and kids. A plug is above the mantle so a television can be hung. The barn-style door was added to the closet.

Before and After Bathroom...

The old bathtub had been damaged and repaired with duct tape by a former tenant. A fresh new look was created with new bathtub, toilet, vanity and sink, window, tiles, and light fixture. Wall to wall pink tiles have given way to dark grey paint and faux marble tile tub surround have a mosaic stripe.

Before and After Master Bedroom...

A previous tenant had painted the master bedroom a bright turquoise but it is now a sophisticated dark grey. Ceiling tiles have been replace with drywall and the closet doors have been replaced.

Before and After Bedroom #2 ...

From pink walls to a calming aqua called “Greek Villa” paint from Rona. Here there are new baseboards, door, closet doors, a window and the same vinyl plank flooring as the rest of the main floor. The old tile ceiling was also replaced with drywall.

Before and After Bedroom #3 ...

The walls in bedroom #3 in the basement were in very bad shape. It is hard to tell from the photos but there were a lot of bumps from previous bad repair attempts. The original laminate flooring was replaced with this dark, wood look, luxury vinyl plank flooring. The new wall colour is the same as the second bedroom – Greek Villa from Rona.

Before and After Basement and Laundry Area...

The biggest change in this potential family room was the new drop ceiling tiles and pot lights. Pipes were also tidied up in proper bulkheads. New baseboards, paint and plugs finished it off. The existing tiles were in excellent shape so they remained.
