Start Your Own Airbnb Guest Suite -Top Ten Tips

Are you looking for tips to start your own Airbnb guest suite? Read on for my top ten tips. Last year when my long-time tenants moved out of my apartments in my home I turned them into guest suites and listed them on the Airbnb site. It continues to be a learning experience for me but I thought I would share some helpful tips.

Be prepared to do a lot of work – cleaning and laundry, or hire someone else to do it.

Think about what you would like when staying overnight somewhere.

Tip #4...

Use as much furniture and accessories that you already own to minimize start up costs. If it is not in good condition do not use it. Fortunately, I had a lot of good furniture and accessories.

Tip #5...

Invest in good quality items that will stand constant use (and sometimes abuse.) I needed to buy new beds and mattresses and in the second unit I needed a microwave, a coffee maker and a few other items.

Tip #6...

Decorate with style and put something of “you” in it to make it unique and memorable  without being gaudy or offensive. Not everyone wants to stay in a cookie-cutter hotel room. Make it as comfortable and inviting as you can.

Tip #7...

Get a code lock for entry to eliminate the need for a key exchange and potential lost keys. Program it with your guests phone numbers so they can’t forget it.

Tip #8...

Get organised. Have a “station” ready with supplies to get in and out quickly when guests leave. Clean sheets, towels, coffee, tea, toilet paper, cleaning supplies, etc. A laundry basket makes it easy to carry items.

Make a guidebook for your guests with rules, instructions, wifi password, local attractions and restaurants.

And finally, Tip #10...

Be aware of rules, laws, billing policies and practises. During the pandemic emergency, no leisure travel or guests were allowed. Be aware of your cancellation policy.  If it is set at the most flexible a guest can cancel at the last minute with no penalty. (I do not usually recommend this setting.) Allowing the “instant book” feature makes it easier for guests to book immediately but you have very little control about who can book. Be aware of how Airbnb bills your guests so you can advise them if they don’t understand.
